We are happy to welcome you to our home! State is a great place to live or visit, and we are delighted to share it with you. Whether you are spending time with friends or family, or working away from home, we hope your stay is comfortable and enjoyable.

This manual includes check-in information, amenities, local recommendations, and much more. Please reference it if you have any questions. We strive to offer a 5-star experience to our guests. If anything is not up to your standards, please let us know as soon as possible so we can address and fix the issues.

Check-In

Check-in is available any time after 4 pm.

When arriving at 2279 S Bear Claw Way, you will find a large 2-story house with blue and grey siding. Park your vehicle in front of the house.

Electronic Door Lock

The property features a Schlage Encode deadbolt wifi lock—no keys needed during your stay.

To unlock the door:

1. Press the Home button on the bottom left of the lock to light up the keypad
2. Type in the code we sent you
3. The door will automatically unlock

The electronic lock locks automatically after 4 minutes.

If you see a red X when typing the code, a wrong number was likely pressed. Try again and it will usually work. If it still doesn't work, please message us so we can quickly check the lock.

Check-Out

Checkout time is 10 AM.

1. Place TV remote back on the TV stand and log out of any streaming services that are yours
2. Do a final walkthrough to check for personal belongings
3. Close any windows if opened, turn off lights, and lock the front door by hitting the button on the bottom of the electronic lock

House Rules

1. If we have to move furniture back to its original position after your stay, we will charge $50 per hour. Please move furniture back before your departure.
2. No smoking or vaping inside the home. Outside is okay as long as you clean up after yourself and keep smoke and vapors more than 10 feet from open doorways or windows. Smoking fees start at $500, plus the cost of cleaning and odor removal.
3. This is a pet-free home.
4. No parties allowed in the home.
5. Quiet time is between 10 PM and 8 AM. No loud music or shouting after this time to respect neighbors and the area.
6. Early check-ins have a fee of typically $30–50, depending on how early you want to check in.
7. Late checkout is not available. Checkout time is set to allow our cleaning company time to prepare the property for the next guest. Unapproved late checkout is $50 for every 30 minutes, plus any charges or refunds incurred by the next guest due to your late checkout.

Parking

Free street parking is available right in front of the home, with plenty of driveway space. No garage access is provided. There is also a parking lot a couple houses down if you need extra space for vehicles.

Sleeping Arrangements

The suite includes 4 bedrooms and an office with the following sleeping options:

• 3 queen beds (1 in the master bedroom, 2 in the second upstairs bedroom)
• 1 queen bunk bed in the downstairs bedroom
• Futon and large couch in the movie room (extra padding available for the futon)
• Fold-out couch in the downstairs office

To expand the fold-out couch, pull the tab on the right (wider) side, and the additional section will come out to create a bed.

• Hot Tub: The hot tub is yours to enjoy during your stay. Hot tub maintenance comes by Wednesdays to clean and ensure chemicals and pH balance are correct. Please let us know if anything looks off or if it needs additional cleaning. Our cleaning crew also checks it after every guest.
• Outdoor Grill: A propane grill is available out back for cooking and enjoying your time outside. Please let us know if propane seems to be getting low or empty so we can swap it out as soon as possible. There is a Lowe's next to the neighborhood if you prefer to swap it out yourself—we are happy to reimburse you.
• Coffee: A Keurig-style coffee maker is provided with generic coffee flavors, cream, and sugar. If you prefer specific flavors, we recommend picking some up beforehand.
• Laundry: Complimentary in-house laundry is available so you can have a clean set of clothes before you depart. The washer and dryer are upstairs at the end of the hallway opposite the master bedroom. Detergent is provided.

Please clean out any lint from the dryer after use, as too much buildup can be a fire hazard.

Television

The property is equipped with smart TVs in both living rooms and every bedroom. Press one of the apps on the TV and log in for unlimited streaming movies and TV shows. You can also use the live TV option through Roku TV to access hundreds of channels.

Projector

Operating Instructions:

• Use the black switch located next to the light switches to raise or lower the screen. Once in position, put the switch into the neutral position
• Turn on the projector (white Epson remote)
• Turn on the stereo (black Sony remote) and select Video or TV to connect to the Roku
• Use the Roku remote to stream. The Roku receiver is located above the stereo—point the remote towards it to operate
• Please turn off the projector when done watching. Push the power button 2 times. This helps prolong the bulb life

Garbage & Recycling

Garbage day is every Tuesday morning. If your stay overlaps this day, please take garbage and recycling bags out to the street for pickup. The garbage cans are located just outside the back fence next to the garage and can be moved to the street through the gate.

Packages & Mail

We do not recommend having deliveries sent to the property, as we cannot guarantee the safe and timely delivery of packages and are unable to monitor the property at all times.

For a more secure option, we recommend using the local post office's general delivery option. They can receive and store packages until your convenient pickup. Please provide clear instructions to delivery personnel if you choose this option.

Please note that packages or mail delivered outside your reservation dates likely will not reach you.

Items Left Behind

If you leave personal items behind at the property, we are happy to assist in their retrieval and shipment to you. Please be aware that there will be a shipping cost and our time involved that will need to be paid before we can ship the items.
