Our Options
We offer two main options for renting your property:
Lease Option
We rent the property from you at fair market value. We furnish it and rent it out to short-term guests. You receive automatic payments on the first of each month, and we make profit on our end with the rates we can rent it for short term.
Benefits of the lease option:

- You still get paid even if the property is empty
- Long-term tenancy contract
- Landlord can visit property anytime there is a turnover or vacancy between guests
- No set up fees, monthly commissions, or hidden charges
- We deal with all guest queries, questions, and complaints
- Guaranteed contract start date with no worrying about how long it will take to find tenants
- Regular property inspections, free repairs and maintenance up to $150 including VAT
- Internal condition guaranteed over and above fair wear and tear
- You can inspect the property as regularly as you wish, as long as it is between guest stays
Management Option
You furnish the property (or at least fund the furnishing) and we manage everything else at a rate of 20-25% depending on volume. Homeowners take home on average 50-75% more than a long-term rental, and you still get the confidence in knowing the property is well taken care of.
Benefits of the management option:
- Hands-off for you—we handle everything except large maintenance issues that we reach out to you first for
- Minor maintenance, guest communication, marketing, pricing, cleaning, utilities, and hot tub/pool maintenance are all taken care of
- Your average payout after expenses will likely be 30-70% higher than renting to us long term
- Extra tax benefits for owning the furnishings and being able to write off depreciation on them
- You can use the home for weekend getaways or when friends and family visit—let us know and we can block off nights for them
- More flexibility and comfort for you—you can sell with management in place or give us 90 days' notice to terminate with no hard feelings
- Potential ability to scale if you have multiple properties
Who Stays In The Properties
We work with nationwide businesses, airports, and hospitals to help house their professional employees, cabin crews, and doctors who need accommodation in the area. They cannot commit to long-term leases as they may be in the area for only a short period of time (a few days up to 6 months).
We also fill gaps by renting the property to well-vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).
How We Do This
We take on properties only after we have done due diligence to assess the demand in the area and determine if the property would be suitable for serviced accommodation. We identify which guest profile is likely to need accommodation in your property—leisure guests, contractors, corporate guests, or a mixture. We would never take on a property that is not appropriate for serviced accommodation or holiday stays.
Based on our due diligence, we can offer you one of the following:
- A guaranteed regular rent for your property, guaranteed no matter what bookings we receive
- Management of the property on your behalf for a potentially higher return
- An offer to purchase your property via outright sale, lease option, or rent to buy

Property Care and Guarantees
We ensure the property is kept in hotel standard condition during our agreement—no more worrying about your property being maintained. We can guarantee market rental value for up to 5 years, meaning no void months of rent during this time.
We repair and maintain the property promptly whenever an issue occurs. Our guests must provide ID, sign terms and conditions, and make a security deposit for each stay. Any damages are charged to the guest's deposit, and we have insurance to cover any unforeseen incidents. Our guests do not have the right to occupy the property and can be removed if necessary.
